Each property page may contain property-specific offer details, including but not limited to:
Open house or showing times, offer deadline, seller concession, technology fee, offer window extension rules, live offer update settings, buyer approval requirements, and other terms related to that property.
In the event of any conflict between these general Terms & Conditions and the terms shown on an individual property page, the property-specific terms shall control for that property.
This website is intended for users who are at least 18 years old and legally able to enter into a binding real estate transaction.
By using this website, creating an account, or submitting an online offer, you represent that you meet these eligibility requirements.
In order to submit an online offer on a property, buyer must register and create an account on this platform.

Submitting an online offer does not automatically create a binding purchase contract. A binding real estate purchase contract exists only when a complete written purchase agreement is signed by all required parties and delivered according to applicable law, seller instructions, and the terms of the written agreement.
Once seller selects an online offer for further consideration or acceptance, buyer’s agent may be required to submit a complete written purchase agreement within the time stated on the property page.
Having the highest offer displayed on the property page does not mean the offer has been accepted.

Seller reserves the right to accept, reject, counter, negotiate, or decline any or all offers.
Seller may accept an offer before, during, or after the online offer window unless otherwise stated on the individual property page or prohibited by applicable agreement or law.
Seller may also choose not to sell the property.
Each property page may disclose a seller concession, technology fee, or other property-specific financial term that may affect the final purchase price, buyer’s total cost, seller’s net proceeds, or closing statement.
The seller concession may be used for buyer closing costs, which may include lender-approved closing costs, compensation to buyer’s agent, and/or a platform technology fee, depending on the specific property terms and the final written agreement.
Unless otherwise stated on the property page:
Selected Offer Amount + Seller Concession = Total Purchase Price
Buyer and buyer’s agent are responsible for reviewing all property-specific financial terms before submitting an online offer.

Failure to proceed in good faith may result in suspension or removal of buyer’s access to future online offer opportunities.
No withdrawal penalty is imposed by these general Terms & Conditions.
